About Commercial Asphalt Parking Lot Sealcoating and Crack Repair

At Anoka Asphalt, we're able to take care of all commercial asphalt needs, whether it be line striping, pothole repair, crack filling, or just a general seal coat. We can service any size from 10,000 square feet to 150,000 square feet.

After years of the sun beating down on it, the UV rays breaking down the protective barrier, cars driving over it daily, the freeze-thaw cycles of Minnesota climate, your asphalt becomes more susceptible to cracks and damage. Minnesota's road salt makes this problem worse. A new protective layer of seal coat seals that asphalt in for the next 2 to 3 years.

Sealcoating is like paint, it's just as much the prep as it is the application that matters. We make sure to clean the asphalt surface to make sure it's free of debris, weeds in the cracks, and oil that would prevent our sealcoat from sealing.

Yes it sure can! We work around your business/location schedule to make it work for you.

After a commercial space has been sealcoated and crack-filled, typically you're gonna want to give it at least 24 to 48 hours, closer to that 48-hour mark because of the higher traffic. If it's a commercial lot that does not see too much traffic, you will be okay with 24 hours, but if it's a much more active parking lot that's getting a lot of foot traffic and vehicle traffic, then you're gonna want to wait closer to that 48-hour mark. Obviously, you know, if it's impossible to wait 48 hours, 24 hours is the minimum time, so if you had to get back on there, you could always do that.

If it's been 2 to 3 years, since it's last been seal-coated, it's time to sealcoat!

We use Enviro-Kote, the top rated seal-coat in Minnesota. It dries a nice dark finish. It looks very sharp. It applies smooth and it's environmentally friendly!
